The Situation
A Sagle, Idaho homeowner discovered unexpected water damage after turning their water system back on for the season. During the winter months, an exterior hose bib had frozen and cracked, allowing water to escape once the plumbing system was pressurized again in summer.
The homeowner noticed water leaking through the drywall and immediately shut off the water supply to prevent additional damage. The leak originated from an exterior water spigot and traveled through the crawlspace, impacting interior building materials.
Although the homeowner believed the damage was limited to one bedroom, further inspection revealed moisture had affected multiple areas, including drywall, insulation, flooring, and areas connected to the crawlspace.
Emergency Response & Inspection
After receiving the call, we responded within an one hour and 15 mins to begin the emergency mitigation process.
Upon arrival, water technicians inspected the affected areas and identified moisture intrusion impacting:
- Bedroom drywall and flooring
- Bedroom closet
- Bathroom wall areas
- Crawlspace insulation
The first priority was stopping the source of water. The damaged ½-inch water line supplying the hose bib was cut and capped, allowing water service to safely return to the home.
Water Damage Mitigation Process
To properly dry the structure and prevent secondary damage, our restoration team completed a controlled demolition and drying process.
Materials Removed:
- Drywall
- R-19 unfaced insulation
- baseboard
- door casing
- Damaged flooring materials (tile)
- Affected shelving and attached materials
Flood cuts were completed where needed to allow proper drying of wall cavities and structural materials.
A total of approximately one dump trailer of damaged material was removed from the property during mitigation.
Drying Equipment Setup
Professional drying equipment was installed to remove trapped moisture and restore the home to proper drying standards.
Equipment used included:
- 9 air movers
- 2 dehumidifiers
- 1 HEPA air scrubber for negative air filtration
The drying process was completed over approximately eight days, with daily monitoring to verify that moisture levels progressively returned to the established drying goals. Upon completion, structural wood moisture content measured between 10% and 14%, meeting the accepted drying standard for structural wood in accordance with IICRC S500 guidelines and industry best practices.
Challenges Discovered During Mitigation
One of the primary challenges encountered during this project was the presence of tile flooring in the affected areas. The tile assembly created a moisture barrier that trapped water between the finished flooring, the subfloor, and the insulation within the crawlspace below. Because moisture was unable to readily evaporate through the tile surface, elevated moisture levels persisted beneath the flooring system, increasing the risk of prolonged saturation, microbial growth, deterioration of structural materials, and damage to adhesives and underlayment.
To achieve proper structural drying, selective removal of affected flooring materials was necessary in designated areas. This improved airflow to otherwise inaccessible cavities, and enabled dehumidification equipment to effectively remove trapped moisture. Without providing this access, moisture could have remained concealed within the assembly, leading to secondary damage and preventing the structure from reaching established drying goals.
Additional challenges included hidden water damage within wall cavities and insulation. Moisture had migrated behind drywall and into insulated spaces where it was not immediately visible during the initial inspection. These concealed conditions required the use of moisture meters to accurately identify the full extent of the affected materials. Damaged insulation and other unsalvageable materials were removed as needed to eliminate moisture reservoirs, facilitate proper airflow, and ensure all structural components could be dried in accordance with IICRC S500 drying standards.
Final Outcome/Rebuilding Phase
With the mitigation process successfully completed and the structure confirmed dry, reconstruction is now well underway. New insulation has been installed throughout the affected areas, drywall has been hung and professionally taped, and painting is scheduled next.
Our goal is to return this home to its pre-loss condition as efficiently as possible while maintaining the highest standards of craftsmanship.
